Built for real buildings
LoiterGuard combines privacy-first deterrence with on-device reliability to protect the spaces that matter most—without compromising trust or adding operational overhead.
Why we’re building LoiterGuard
We’ve spent time in and around real buildings — working with property managers, operators, and development teams — and saw the same problem repeat itself. Shared spaces like entrances, stairwells, and corridors were becoming harder to manage, especially overnight, yet the available options forced a poor tradeoff: expand camera coverage into sensitive areas, or rely on constant patrols and escalation.
Many of the spaces where loitering actually occurs are also the places where cameras don’t belong, or where continuous human presence simply isn’t practical. That gap creates risk for residents and staff, increases operating costs, and puts people in situations that often escalate unnecessarily.
LoiterGuard was built as a different approach. Drawing on backgrounds in sensor technology, mechatronics engineering, property management, and real estate development, we designed a privacy-first, minimally invasive deterrence layer that works quietly in the background. The goal isn’t surveillance or confrontation — it’s encouraging natural movement, reducing escalation, and helping buildings stay safe without compromising dignity or trust.
“Safety shouldn’t require surveillance.”
“De-escalation should happen before confrontation.”
“Security should scale without adding headcount.”
Built on real sensing and on-device intelligence—not camera surveillance.
Designed for reliability in real environments: dust, lighting, vibration, and edge cases.
We understand daily ops: staffing constraints, resident experience, escalation risk, and costs.
Designed to fit building realities: install constraints, retrofits, and long-term maintainability.
Principles that guide the product
- Privacy-first by default
- De-escalation before confrontation
- Reliable operation without constant oversight
- Minimal install disruption
- Designed to scale across portfolios
Designed to complement existing security
LoiterGuard is not a replacement for your core security infrastructure; it’s an enhancement. It fills critical gaps where cameras and patrols are impractical or inefficient.
- •Works alongside existing cameras and on-site teams
- •Extends coverage into camera-restricted spaces (stairwells, corridors, washrooms)
- •Helps reduce patrol burden and escalation
Is LoiterGuard a camera?
No. LoiterGuard is a privacy-first sensing system. It does not use cameras for its core detection and deterrence functions.
Is this meant to replace security staff?
No. It is designed to complement on-site teams by automating first-line deterrence, reducing the burden of manual patrols and allowing staff to focus on verified incidents.
Where is LoiterGuard used?
It's designed for vestibules, entrances, stairwells, lobbies, parking garages, and other shared spaces in multi-unit residential and commercial buildings.
